How We Helped a Bristol Housing Association Upgrade 50 Properties
Working with local housing associations across South West England is a key part of what we do. This project in Bristol saw us upgrade 50 properties in just three months, improving comfort for dozens of families.
The Brief
A Bristol-based housing association approached us with a challenge: 50 of their properties had aging heating systems and poor insulation. Tenants were struggling with high energy bills and cold homes, and the association needed to improve their stock's energy ratings to meet upcoming regulations.
The properties were a mix of 1960s and 1970s builds—mostly 2 and 3-bedroom houses and flats. Many had original boilers approaching 20 years old, and insulation levels were well below current standards.
Our PAS 2035 Compliant Approach
We started with a full PAS 2035 compliant survey of all 50 properties, assessing each one individually. While the buildings were similar, each had its own quirks—different boiler locations, varying loft access, some with previous partial upgrades.
Measures Installed:
- 47 new boilers — Ideal and Worcester A-rated systems
- 50 loft insulation upgrades — topped up to 300mm
- 38 cavity wall insulation — where suitable
- 50 smart thermostats — giving tenants better control
Coordination & Communication
With 50 occupied properties, coordination was critical. We worked closely with the housing association's tenant liaison team to schedule installations at convenient times, minimise disruption, and keep everyone informed.
Each tenant received advance notice of their installation date, a clear explanation of what would happen, and a direct contact number for any questions. On installation day, our Gas Safe registered teams arrived on time, completed the work efficiently, and left properties clean and tidy.
The Results
All 50 properties were completed within the three-month timeframe. Average EPC ratings improved from D/E to C, and early feedback from tenants has been overwhelmingly positive—warmer homes, lower bills, and reliable heating.
